Additionally, ACS is a platinum sponsor of the Georgia Chapter of Community Associations Institute (CAI) and encourages its employees to be involved with CAI to promote our incredible industry. CAI is the nation’s largest Homeowner Association advocacy organization and as a member of CAI, ACS maintains its dedication to the highest standards in Community Association Management as well as staying in tune with current trends in the industry.

Our Management Professionals
Darren Thurmond, CMCA, AMS, PCAM.
President & Founder, Atlanta Community Services
Mr. Thurmond has served homeowners in the community management industry for 30+ years. Darren formed Atlanta Community Services, Inc. (ACS) in January of 1997, after several years managing great associations. Over the past years, Darren has grown ACS to become one of the top association management companies in Georgia.
After completing a Bachelor of Science degree in Industrial Engineering at Southern College of Technology, Darren continued his educational pursuits within the Georgia Real Estate Commission obtaining his Broker’s license and now serves as the qualifying Broker for ACS.
Over the years, Mr. Thurmond has successfully managed the business and his staff while continuing to manage many communities with a variety of unique features. Darren has also served on the Board of Directors for the Georgia Chapter of Community Association Institute (CAI) and holds the prestigious CAI designations of CMCA, AMS and PCAM.
Debbie Kanzelmeyer
Director of Operations
Mrs. Kanzelmeyer has been a licensed Community Association Manager since 2004 and began working at Atlanta Community Services as a CAM in 2010. In addition to managing a portfolio and training new managers, Debbie is the Director of Operations at ACS.
Debbie has been a member of Community Associations Institute (CAI) since 2006 and has actively been involved on the CAI Education Committee since 2018.
AMALIA MARCU
Director of Accounting
Ms. Marcu has been with ACS since February 2014. Amy is in charge of the accounting department and leads a team of 3 bookkeepers. Her responsibilities are to review general ledger accounts and correct journal entries, post homeowners’ payments, perform bank reconciliations each month, process closings, research and correct accounts discrepancies, and to enter new owner accounts and balances.
LEE ANNE HARDIN
Office Manager / Accounts Payable
Ms. Hardin has been with ACS since 2004. Lee Anne is the Office Manager and manages the day to day operations of the administrative staff. She is also responsible for the accounts payable for all associations managed by ACS.
